Paver Patios in Dallas-Fort Worth

Installed paver patios in DFW run $18 to $40 per square foot, so most projects land between $5,000 and $25,000. A 400 square foot patio in standard pavers is roughly $7,200 to $11,000; the same patio in travertine with a seat wall runs closer to $16,000 to $22,000.

Cost per square foot drops as the patio gets bigger. Setup, digging, and hauling away the old material cost about the same either way, so a small patio carries a higher price per foot than a large one.

• Material. Standard concrete pavers sit at the bottom, premium and tumbled units in the middle, travertine and natural flagstone at the top. Material is usually 25 to 35 percent of the total.
• Base depth. This is the hidden line item that separates a real quote from a cheap one. Our clay needs a deeper base than most of the country.
• Access. If a machine cannot reach the backyard, the dirt and material move by wheelbarrow, and the labor cost climbs with it.
• Site prep. Removing an existing concrete slab adds $3 to $6 per square foot before the patio work begins.
• Grade and drainage. A sloped or low-lying site needs drainage integrated before a single paver is set.
• Features. Seat walls, steps, fire pits, and lighting each add meaningfully.

The failure is almost always the base, and it shows up two to five years after installation as sunken spots, lipping between pavers, or a patio that's visibly separated from the house.

Our black clay soil swells when it gets wet and shrinks when it dries, so the ground moves with the seasons under everything built on it. A patio installed directly on that clay, or on a base too thin to distribute load, moves with it.

Building for it means:

• 6 to 8 inches of packed base, more where the soil is bad or the load is heavy, packed down in layers rather than dumped and rolled once
• Digging down to solid ground, not just skimming off the grass
• Edging spiked into the base. Without it the pavers creep outward and the joints open up
• A slight slope away from the house, about an inch every eight feet, enough to move water and not enough to notice
• Joint sand that hardens, locking the pavers together and keeping weeds and washout out

Concrete pavers offer the widest range of color and pattern, the most predictable cost, and excellent durability. Single pavers can be lifted and reset if anything ever settles, which poured concrete cannot do.

Travertine stays noticeably cooler on bare feet, which matters more here than almost anywhere. Popular around pools in Southlake, Westlake, and Colleyville.

Natural flagstone gives an irregular, organic look that suits established properties. More labor to set well, and worth it where the architecture calls for it.

For our soil, generally yes. Stamped concrete is one big slab. When the clay moves underneath, it cracks, and a cracked slab can only be patched or replaced. A paver patio is thousands of separate pieces sitting on a flexible base, so it moves with the ground instead of fighting it, and any section can be lifted and reset.

Stamped concrete usually costs less up front. Over a 20-year horizon in expansive clay, pavers typically cost less.

Most patios take 3 to 7 working days. One day to dig out and haul off, one or two to build and pack the base, two or three to set and cut the pavers, then a final day for edging, joint sand, and cleanup. Seat walls, steps, or drainage add time. Weather matters too. We do not set pavers on a soaked base.
