Where does the money actually go?
- Appliances, 25 to 40 percent. The single widest variable. A quality built-in grill is $2,000 to $4,000, and premium brands run $8,000 to $15,000. Pizza ovens, smokers, ice makers, and refrigeration add up quickly.
- Stonework and framing, 25 to 35 percent. Block framing, concrete counters, and stone veneer. Cost scales with linear feet of counter and the complexity of the layout.
- Counters, 10 to 15 percent. Granite and porcelain hold up best outside here. Skip marble. Our sun and rain are hard on it.
- Utilities, 10 to 20 percent. Gas line, electrical circuits, water supply, and drainage. Distance from the house drives this, and permits and inspection belong in the budget.
- Shade or cover, when included. A pergola starts around $8,000; a full roofed pavilion with matching architecture runs $25,000 to $60,000.
What should an outdoor kitchen include in Texas?
Our climate changes the priorities. Nine months of the year the sun is the design constraint:
- Shade is not optional. An uncovered kitchen in DFW gets used in April and October. Cover extends that to most of the year.
- Orientation. West-facing counters bake through the entire dinner hour. We orient prep space north or east wherever the yard allows.
- Refrigeration rated for outdoors. Indoor units fail fast in 100-degree heat; outdoor-rated compressors are built for it.
- A sink saves the project. Without one, every task means a trip inside, and the kitchen quietly stops getting used.
- Storage that seals. Dust, pollen, and humidity ruin anything left in an open cabinet.
- Task lighting. Cooking happens after dark for much of the summer.
Do I need a permit for an outdoor kitchen?
Usually yes. In most Dallas-Fort Worth cities, gas and electrical work need a permit and an inspection, and a roof over the kitchen normally needs its own building permit. Many HOAs in Frisco, Prosper, and Southlake also require architectural review before construction.
We handle permitting and prepare HOA submittal packages as part of the project. Skipping either can mean removing finished work, which is the most expensive way to save money.
Freestanding island or built-in kitchen?
A grill island is a single built unit holding the grill, counter, and storage. It is the fastest way to start cooking outside and the lowest cost at around $10,000. Good when the patio already exists and the budget is defined.
A built-in kitchen integrates with the patio, the fire feature, and often a shade structure, designed as one space rather than an appliance parked on a slab. It costs more and it's what people actually mean when they picture outdoor living.
If a full kitchen isn't in this year's budget, we design the whole space now and build the patio and utility rough-ins first. Running gas and electric during patio construction costs a fraction of cutting into finished hardscape later.
What returns the most for the money?
In order: shade, then a good grill, then counter space, then a fridge. People routinely buy a top end grill and then skimp on counter, and counter space is what decides whether the kitchen is pleasant to cook in.
